Your PTR Valve Is Dripping: What That Actually Means, and Why You Never Plug It

There is a brass fitting screwed into every storage hot water tank in the country, with a small lever on it and a pipe running away to a drain. It is the pressure and temperature relief valve, almost always shortened to PTR. Most people notice it when it starts dripping onto a path, and the instinct is to treat it as a leak and make it stop.

Understand what it is before you touch it. A storage tank is a sealed pressure vessel holding a hundred or more litres of very hot water. The PTR valve stops that becoming dangerous in two independent ways: it opens if internal pressure passes its rated limit, and it opens if water temperature passes its rated limit. It is the last line of defence against a rupture. Everything below comes back to that.

Some dripping is completely normal

Water expands when it is heated. That is not optional and it is not a fault. When a tank heats a full cylinder, the water occupies measurably more volume than it did cold, and that extra volume has to go somewhere. With a non-return valve on the cold inlet, and most Australian systems have one, it cannot push back into the mains, so it goes out a relief point.

So a modest discharge during and shortly after a heating cycle is expected on many installations. On an off-peak tank it usually happens overnight and you never see it. A cup or so leaving during a heating cycle, then stopping, is the system working correctly.

What is not normal:

  • A constant stream or steady drip, including hours after the tank last heated
  • A sudden change, where a valve that never dripped now discharges heavily
  • Very hot water or steam at the drain point
  • Discharge that has visibly increased over weeks

The pattern is the diagnostic. Discharge tied to heating cycles is thermal expansion. Discharge that ignores heating cycles is a fault.

The three things that usually cause a permanent drip

A fouled seat. The valve seals on a small seat, and grit, corrosion flake or scale carried out of the tank can lodge there and hold it fractionally open. This is the most common cause and the one the easing lever usually resolves, since the lever flushes the seat.

A perished valve. PTR valves are consumables, and the seals harden and deform over years of thermal cycling. A valve long in service that will not seat is worn out, and easing will not bring it back.

Excessive mains pressure. Underdiagnosed. If incoming pressure sits close to or above the tank's working pressure, the PTR relieves mains pressure continuously instead of genuine overpressure events. The tell is a valve that drips constantly, just as happily on a cold tank as a hot one, and usually it is not the only symptom in the house. Noisy pipes, taps that hammer when shut, and short-lived tap washers all point the same way.

Two fittings handle this: the cold water expansion control valve on the tank inlet, which absorbs the expansion so the PTR does not have to, and a pressure limiting valve at the meter or main, which caps what the whole house sees. An expansion control valve is itself a wearing part, and a failed one throws the load onto the PTR. Chasing this means measuring static pressure, not guessing. Replacement valves and controls turn up regularly, but ratings must match the system, so the part follows the diagnosis.

Exercising the valve, and what to do if it will not reseat

Manufacturers generally recommend easing the PTR lever periodically, commonly every six months, and the instruction is usually printed on the tank plate. The point is to flush the seat clear so grit does not build up and the valve does not seize, which is how a relief valve fails at the moment it is needed.

The procedure is short. Check where the discharge line ends and make sure nobody is near it. Lift the lever for a few seconds so water runs freely, then release it and let it snap closed. What comes out is tank temperature and hot enough to scald badly, so treat the drain point as dangerous. Follow the manufacturer's plate over anything general.

If the valve reseats cleanly, it has done its job. If it dribbles afterwards, give it one more full flush. If it still will not seat, it is finished and needs replacing by a licensed plumber, and that is not a job to defer. A relief valve that cannot close is one you can no longer trust to open.

The rule with no exceptions

Never cap, plug, block or valve off a PTR discharge line. Never fit a restriction, reducer, tap or narrower pipe to slow the drip. Never wedge or tie down the lever.

If that valve cannot vent, and the thermostat sticks or the cut-out fails, there is nothing left to stop a tank full of superheated water. The failure mode of a cylinder that cannot relieve is not a leak, it is a rupture, and the stored energy is enough to destroy the room it happens in. That is why the rules require the discharge line to run to a safe, visible drain point, positioned so a person can see it discharging and so the water cannot scald anyone or pool against the building. Visible is deliberate. A drip you can see is a fault you can act on. A drip piped where nobody looks is a tank rotting in private.

If the drip is inconvenient because of where the outlet lands, correct the cause, or have a plumber reroute the line. Never restrict it.

Where it sits in the wider system

A misbehaving PTR is often the first visible symptom of something else. Relief valve work, expansion control valve work and anything involving the pressure vessel is licensed plumbing work in Australia. Easing the lever is homeowner territory. Everything past that is not.
